Our experience
Our background starts in 1974, with our family based business designing and constructing many varied and difficult projects including individual homes and additions as well as commercial and industrial projects. Through this process we have developed an open minded approach to design but with budget and “build-ability” very much in mind.
The design process
We see our role as encouraging you to participate in the design process, with us showing you what options and results can be achieved. As we do not have a set marque in design, we will work closely with you in developing a finished product reflecting your ideas, and the profile of the family. Remember your project will be built using loose materials and labour, and all that arrives to your site on the back of a truck. It costs no more to assemble these loose materials in a smart way that provides the best answer to your needs and budget.
We will show you that design is a logical process and a methodical approach to this process enables all options to be explored to the fullest.
Re-define space
Big is not always best! – Walk through a standard display home and realize how much space is wasted in traditional layouts adopted from Southern lifestyles and totally unsuitable to Queensland. To adopt a standard display home layout is to compromise and you will need to “fit the design” rather than have “the design fit you”. The design must address site considerations firstly, to provide for environmental concerns and privacy issues, and then the traditional spaces can be re-defined into a plan that will cater specifically for your needs and the Queensland lifestyle.
Visualisation
We employ the latest Computer Visualisation packages to ensure that you have a complete understanding of the finished product. Examples can be seen at right.
Alterations and Additions
The main concern with additions is to ensure, that whilst there is always an element of “one or two steps backwards” through demolition, the finished product adds value as well as having spaces “re-defined” to reflect the changing needs of the family. We have had extensive experience of designing and actually building a very wide range of additions from pre-war Queenslanders on small lots through to large homes, and can advise on the merits and pitfalls of such.
Small lot and inner city designs
The trend is to smaller sites closer to the City area, and the traditional 10m wide lot is subject to strict Council requirements. We have developed many such sites with innovative designs to ensure privacy and maximum usage of the site. This also extends into renovation of pre-war homes to reflect the casual living Queensland lifestyle. We can also provide design for the requirements of “empty” or in some cases not so “empty nesters”, with student/stay at home children.
Difficult sites
We know that land is becoming a premium and some sites seem to be too difficult to build on. We see such as an opportunity to develop exciting, and innovative design solutions.
The building option
Whilst you will own the copyright of the finished design, and can arrange privately for any builder to complete your project, we can alternatively arrange for pricing for traditional contract or project management contract, through independent builders nominated by us.
Project management contracts are certainly becoming more popular, where the owner has complete control over the choice and supply of products in the project, with a licensed builder taking on the management and responsibility of the works. This means that the wide choice of products available these days can be used without you paying a builders margin. Certainly, this is an option that can be explored through us without obligation.
