What is a Building Designer? 

A Building Designer is a person that parallels what an Architect does, albeit (generally) on smaller scale buildings such as houses, small industrial & commercial buildings etc.  

More than 80% of residential buildings are now designed by Buildings Designers.  Both Architects & Building Designers are more than capable of supplying a client with an aesthetical, energy efficient and cost efficient residence.  Normally, a Building Designers fee is much lower than an Architects.

What do you get for your money

Clients requirements are selected to suit their particular situation, but the most common scenario would be the following:

  • Meeting on site to discuss requirements followed by a lump sum quote
  • If acceptable, a consultation follows to discuss the total "ins & outs" of the job and an agreed plan of attack.  Things discussed include a budget, Council & neighbour  limitations, alternative options, positive or negative effects on property value, environmental considerations etc..etc. 
  • A preliminary plan and photo - realistic perspectives are then prepared and submitted to the client.
  • Client has the option of changing the design to a point of being totally satisfied that it is what they want.
  • A Planning Rules Consent  or combined P.R.C. and Building Rules Consent documentation is then prepared for lodgment to Council.  Drawings are produced on A3 sheets (3 copies & PDF's) and  normally include a floor plan (an existing plan if an extension), perpectives, elevations, sections, floor structure plan & details, roof & wall layout & structural design, Site & services plan plus numerous contruction and wet area and Energy  details.
  • Details are then forwarded to Consultants (Engineer, Energy, surveying etc) if found necessary.
  • A project specific specification is then writen, all documents are printed and collated and then sent to the client.   

Council Submission

Although I can, of course, arrange approval of your building submission, I generally advise clients that a better option is to submit it themselves as it is a relatively easy process & saves them money.
